Crane Watch update: 1,500 new apartment units planned in North Texas

Despite North Texas leading the nation in new apartment units under construction with 40,349, according to new data from RealPage Inc., more apartments are still being proposed on a weekly basis.

Within the last two weeks, plans for five new apartment complexes have been revealed through documents submitted to the Texas Department of Licensing and Regulation. They indicate more growth in suburban markets as well as more options in familiar urban markets. The five new projects represent nearly 1,500 new units.

The following is a list of those projects and what we know about them so far. Projects that appear on TDLR are typically in the early stages and, while they include estimated groundbreaking and completion dates, could be months away from actually happening. Still, most of these projects do eventually come to fruition.

Mansfield mixed-use development gets first apartments

In August, Irving-based Realty Capital Management bought a 77-acre infill property in Mansfield and revealed plans to develop a mixed-use project there called Watson Branch. Plans include a 350-unit apartment complex, 250 homes, 190 senior living apartments, 10,000 square feet of retail, and a 10-acre public park.

The development’s largest apartment complex, being built by Dallas-based Trinsic Residential Group, will break ground in January, according to plans submitted to TDLR. Called Aura Watson Branch, the complex has been designed by Womack + Hampton Architects and could cost an estimated $26.9 million to build. It is expected to deliver in fall 2022.

New apartments planned in north Fort Worth

Dallas-based Presidium Group has submitted plans for the Presidium Berkshire, a 340-unit complex in north Fort Worth. To be located near the intersection of Berkshire Lake Boulevard and U.S Highway 81 Service Road, the complex could break ground as soon as December and deliver in late 2022. The project has been designed by O’Brien Architects and could cost an estimated $41.5 million to build.

More apartments coming to Oak Cliff

Dallas-based StoneHawk Capital Partners are looking to bring more apartments to Oak Cliff. The company has plans for a 340-unit complex at 111 Morgan Ave., near the Trinity River and Kessler Park. Designed by Architecture Demarest LLC, the complex is set to feature a fitness center, pool, a rooftop lounge and a seven-story parking deck. Work is set to begin in December with delivery expected as soon as July 2022.

San Antonio developer plans first project in Burleson

The 288-unit Vantage at Burleson could break ground as soon as December, according to plans submitted to TDLR. Being developed by San Antonio-based Vantage Communities, the complex will be located near the corner of Hemphill Street and Archbury Road. Designed by B&A Architects Inc., the complex could deliver as soon as September 2021.

Dallas developer eyes new project in Burleson

Dallas-based Corsair Ventures plans to break ground in November on a 179-unit apartment complex in Burleson. Called The Riley, the complex will be located near the intersection of Commons Drive and Fairfield Parkway, according to plans submitted to TDLR. The three-story complex has been designed by HEDK Architects and is expected to deliver by spring 2022.
